General Description:
The Facilities Maintenance Technician (Technician) uses experience and training to help insure that public buildings are properly maintained and repaired in the most economical and efficient manner. Under the general supervision of the Facilities Maintenance Coordinator (Coordinator) and through individual initiative, the Technician performs assigned preventative maintenance tasks for the various systems that support the functionality of public buildings. The Technician is responsible for implementing established preventive maintenance schedules and reporting to the Coordinator if revision or change is advisable. The Technician provides second tier maintenance and works with first tier building specific maintenance personnel or contract personnel as necessary to accomplish the required maintenance.
Essential Duties:
Performs all second tier work relating to the maintenance and repair of Town building operating systems (e.g. plumbing, heating, cooling, electrical) and assists in the training of building specific janitorial and custodial staff in first tier preventative maintenance duties.
Maintains field maintenance records and reports conditions warranting repair or replacement. Advises building specific staff on the most efficient and safe operation of the building systems.
Stays informed of the availability of new equipment and procedures for energy saving improvements to the various building systems. Advises the Facilities Maintenance Coordinator on purchasing of tools, equipment and material needed for proper preventative maintenances work.
Performs all other duties as assigned.
Required Knowledge, Ability, and Skills
The Technician should have knowledge in basic system maintenance requirements and the ability to determine whether they can be performed alone or if they require special licensed service personnel. The Technician should be able to perform tasks so that maintenance work can be completed in a timely manner with minimum downtime and disruption of normal building operation. The Technician should have good interpersonal skills and be able to politely and convincingly assist and train first tier maintenance staff in the performance of their duties.
Education/Experience/Licensure
High School education; seven years of facilities maintenance experience; HVAC Certificate and/or trade license preferred; or any equivalent combination of education and experience.
Independent Action
Under general supervision, function independently within a broad scope of established guidelines and department procedures to complete necessary tasks in a timely manner. Must be able to prioritize requests and work load. Questions and problems lacking clear precedent or requiring interpretation are to be directed to the Coordinator.
Supervisory Responsibility
If performing work as a licensed tradesman The Technician will supervise the work of assistants.
Physical Requirements:
Light to moderate physical effort is required in performing some duties. May be required to move (push or pull) or lift objects; occasional bending, kneeling, and squatting when performing work. May spend much time standing and walking.
Job Environment
Work is generally performed indoors, with infrequent exposure to rain, snow, heat and cold weather conditions when inspecting the exterior of buildings; may experience some exposure to the hazards associated with chemicals; may experience some exposure to fumes; operates hand tools and power tools and may have to work on and around heavy machinery.
Hours of work are variable and may include working nights and weekends during emergencies.
Errors in action or judgment could result in monetary loss, confusion and delay in service, significant and costly damage to buildings and equipment, personal injury, injury to co-workers, and create hazards to public safety.
